The room was nice, cosy (old-style decorations) and clean and had its own bathroom and a mini fridge. It was a quiet area even if it was by a busy little walking path to San Marcus Square, just a few minutes away. Having breakfast was the only real contact we had with the actual hotel apart from the friendly staff at breakfast and reception. It was a basic breakfast with some bread, yoghurt, juice and a hot drink, just as advertised on the website.

Great location just a stone-throw from San Marco square, but in quiet narrow street away from the massive crowds of main flows. Room wonderful, clean air-conditioned and well equipped (even jacuzzi bath tube function and mini fridge for those who want to use it). Breakfast nice and tasty, someone might miss bigger choice of different meals, but good for us. Staff on reception might use a bit more smile :) but could just have been not the best day :)

charming, quiet, interesting decor in the room with an Italian feel, close to everything, comfortable, good breakfast - we saw many bad reviews about this and think they’re wrong - the breakfast was substantial for the day with quick and friendly service (yogurt, croissant, bread bun, with spreads, coffee and juice), all staff were very polite and accommodating.

It was just a few steps away from San Marco plaza. When exiting at San Zaccaria vaporetto station, proceed towards the plaza, pass the San Marco basilica on your right and go through the clock tower. That's the main thing. The hotel is just next to Zuilan church, steps away. I looked at Google map for directions and read in the reviews here.

Location is great, the staff very helpful, couldn't fault them. The hotel is located so close to San Marco Square, there's a Spar right in front of it and even a gondola pick up spot next to the hotel, also several good restaurants nearby, basically just seconds away.

the hotel is in a great location, but then again everywhere is a great location in Venice. The rooms are a bit dated and basic but that they are clean and functional. Surprisingly I found the bed to be extremely comfortable & I had undisturbed nighttime sleeps every night during my stay.

location in the middle of Venice. good AC unit, nice clean bathroom but might be to small for big people. the staff cleaned the room every day.

We stayed for 3 nights, the bedroom was nice and very clean, towels were changed every day, good stay.

We got a recently renovated, very nice room. It was huge, with a good and comfortable bed, a nice bath room with bath tub. It was very comfortable. The location is unbeatable, just in the middle of everything and for work this was ideal.
